OVERVIEW



Best Homes. Garden Villas Offers fully constructed family homes. The houses will be built to a demanding and exact specifications, using best avaliable materials; while at the same time ensuring that affordability remains at fore front.

The houses are currently planned in clusters, in order to best utilize the developed land and open spaces while at the same time ensuring that the development benefits from price increases in the foreseeable future. The site itself is highly scenic and only 10 minutes drive from the city.

The proposed houses will be constructed by Best Homes. A company of major national and international repute; with the company being responsible for all aspects of delivery and guarantee of the quality of the constructed houses.

The scheme comprises of a residential area planned by a group of qualified town planners ( Asian Consulting Engineers ) who are member of Pakistan Council of Architects and town planners (PCAT) & American Planning Association (APA) USA. The area has been approved by the Rawalpindi Development Authority (RDA), Rawalpindi. The development and the physical implementation of the residential project will be carried out by Best Homes. The Scheme is also adjacent to other housing schemes, such as OGDC, Bahria Town, Radio Pakistan, T&T and Gulshan-e-Abad.

The Scheme is located on Adiala Road, at a distance of 9 Kms from old presidency, the Mall Rawalpindi (now Fatima Jinnah Women University) and only 6 Kms from the newly constructed Askari VII (Army) houses & apartments. The location is highly scenic, over looking the Soan River.

Terms and Condition


Development Charges

The Price Includes the Development charges i.e the price of Culverts, water supply, sewerage disposal, Electricity/Gas. Memebers will however be liable to pay the actual cost of the individual connection/installation of Electricity/Gas as per Wapda and Sui Northern Terms and Conditions. The members will pay a fix cost for the supply of water, garbage disposal and security after occupation of the house.
Possession charge/Transfer charges
Transfer charges will be as per prevalent government rules to be borne by the member at the time of Transfer/Registeration in his/her name.

Late Payment

Please note the schedule of Construction of each house will be affected in case of default in the payment of installation. A Surchage of five percent (5%) per month will be charged on all late payments.

Variance in the shape of Plot

Your plot may differ in shape from a standard plot due to the topographic or technical reason, which is considered acceptable by you when you fill out an application. An extra amount of 10% will be payable in case of corner plot. The houses will be handed over on completion and clearence of outstanding dues.

Filling of Applicaiotn/Down Payment


Application may be filled alongwith 30% Advance Payment in the form of a Bank Draft, Pay-Order (only) in the favour of BEST HOMES payable at any scheduled bank in Rawapindi and despatched directly to Best Homes, Garden Villas, Main Adyala Road, Rawalpindi - Pakistan or through an authorized market representatives in Pakistan or Abroad.

Lump Sum Payment

A rebate of 2% of the price of house/plot can be availed in case of Lumpsum Payement by a member.

Booking/Allotment

Each member will be issued a reciept for the payment deposited and a membership number.

Cancellation

The member may opt to cancel membership, only before transfer/ registeration of the plot/house in his/her name. However in this case cancellation charges of 5% of the amount deposited will be deducted.

Loan

Best Homes can assist the members in arranging loan for construction from the financial institution/bank
